    Cost per door (calculating the total cost divided by the number of units, a metric commonly applied to multi-family properties), 

    Value per gross rent multiplier (calculating the total cost divided by the annual gross income).

    Selling homes requires different skills than selling commercial real estate. Education, specialty, and valuation techniques differ, making operations challenging. The biggest obstacle is the two areas’ different work cultures.

     But it’s the hardest part is overcoming this difference. Residential brokers rarely get access to these negotiations. Commercial real estate transactions are very formal and office-driven.
